MHADA HQ: Bandra's Next Commercial Hotspot?

The Maharashtra Housing and Area Development Authority (MHADA) is set to redevelop its headquarters in Bandra East into a modern commercial hub. Strategically located near the entrance of the Bandra-Kurla Complex (BKC) and adjacent to the Western Express Highway, the site offers high-value connectivity—being close to the Bandra railway station, the upcoming Metro Line 3 (BKC station), and the massive Dharavi redevelopment zone.

To facilitate this transformation, MHADA has applied to change the land use designation from "government office" to "commercial." Confirming the proposal, MHADA Vice-President and Chief Operations Officer Sanjeev Jaiswal said, “MHADA’s headquarters redevelopment project is in the pipeline. It will happen soon.”

Once the land use modification is approved, MHADA will issue tenders for redevelopment. The agency is still weighing whether to undertake the project on its own or pursue a public-private partnership (PPP). A self-executed model would allow MHADA to capitalise on the additional commercial floor space, while a PPP approach could see a private developer constructing the facility in exchange for rights to lease or sell commercial space, with MHADA retaining its required office area.

This redevelopment signals a significant shift in the use of public land to unlock commercial value while modernising MHADA’s infrastructure in one of Mumbai’s most prominent business corridors.
