Blackstone-backed Lumina CloudInfra has acquired two adjoining land parcels totalling 3.79 acres in Mumbai’s Chandivali area for ₹475 crore, according to property documents accessed via CRE Matrix.
The acquisition comprises:
2.04 acres purchased from Prasoon Spaces for ₹294 crore, 1.75 acres acquired from Chawla Brothers for ₹181 crore
The transactions involved a combined stamp duty of ₹28.5 crore and registration fees of ₹60,000.
Situated near Powai and well-connected to both the Western and Eastern Express Highways, Chandivali has emerged as a strategic hub for mixed-use and tech-driven developments, making it an attractive location for data centre infrastructure.
This deal is among the largest land acquisitions in Mumbai in 2025, following other high-value data centre-related purchases in the area, including:
NTT Global’s ₹855 crore acquisition from Jeetendra Kapoor’s family, Equinix India’s ₹155 crore deal in 2024
Lumina’s strategic investment underscores the surging demand for data infrastructure in India’s financial capital, as global cloud and digital service providers ramp up capacity in key urban centres.
