500 Acres, One Vision: KHB’s Mega Township Project

The Karnataka Housing Board (KHB) has announced plans to develop a large integrated township spanning nearly 500 acres in the BM Kaval area near Kengeri in south Bengaluru, marking one of the largest government-led housing initiatives in the region.

The proposed township is expected to provide a significant boost to middle-class and first-time homebuyers, especially as the supply of affordable housing in central Bengaluru continues to decline. The location offers advantages such as improving connectivity and relatively lower land prices compared with the city core.

KHB is set to appoint an architectural and engineering consultancy firm for the planning and design of the project, with the tendering process currently underway. Once executed, the township is likely to play a key role in easing housing demand while promoting planned urban development.

As land availability within Bengaluru becomes increasingly constrained, government agencies are focusing on developing large-scale, planned housing projects on the city’s outskirts. Such peripheral townships are emerging as a practical solution to accommodate the city’s future residential growth.
