The House of Abhinandan Lodha (HoABL) and Mittal Builders have entered into a joint development agreement (JDA) to co-develop a large-scale integrated township in Naigaon, part of the Mumbai Metropolitan Region (MMR).
The project involves an investment of ₹2,000 crore and is set to launch in Q2 of FY26. Spread across 3 million sq. ft., the township will include over 4,600 residential apartments in high-rise towers along with a high-street retail component. The development will be delivered in phases over five years and is expected to generate a gross development value (GDV) of ₹3,000 crore.
Mittal Builders owns 70 acres of land in Naigaon, offering a total development potential of 6.5 million sq. ft. and a projected GDV of over ₹8,000 crore.
Rahul Mittal, Promoter of Mittal Builders, highlighted Naigaon’s growing prominence driven by infrastructure upgrades in roads and drainage. Rakesh Pai, COO of HoABL, noted that the partnership underscores both companies' commitment to delivering value-led housing solutions for modern buyers. The project is expected to benefit from improved connectivity via Metro Line 13, the Vasai–Virar–Panvel rail corridor, and feeder routes to the Mumbai–Delhi Expressway.
