Reimagining Raje: A New Era for Kandivali’s Iconic Complex

In a significant redevelopment initiative, 53 housing societies in Mumbai’s Kandivali area have decided to jointly redevelop the 26-year-old Chhatrapati Shivaji Raje Complex.

The complex, spread across 12 acres, currently houses 3,488 families in 225 sq. ft. apartments built by the Maharashtra Housing and Area Development Authority (MHADA) in 2000. The redevelopment will be carried out under a cluster redevelopment model, which involves amalgamating adjacent buildings and land parcels into a single, large-scale project.

The proposed redevelopment aims to modernise the ageing housing complex by upgrading infrastructure, widening internal roads, and creating open spaces along with new amenities. It is expected to provide improved housing conditions for existing residents while enabling more efficient utilisation of land.

Cluster redevelopment enables better urban planning and enhanced amenities to meet growing housing needs. Similar projects in areas such as Motilal Nagar in Goregaon and Adarsh Nagar in Worli have demonstrated the model’s potential, setting a strong precedent for its wider adoption in Mumbai’s real estate landscape.
