Nisus Finance Infuses ₹115 Cr into Kumar Vibe Properties

Nisus Finance Services has invested ₹115 crore through its ₹1,700 crore Real Estate Special Opportunities Fund-I (RESO-I) into Kumar Vibe Properties Pvt Ltd (KVPPL)—a 50:50 joint venture between Kumar Properties & Infrastructure (led by Hitesh Jain) and Vibe Realty (led by Gopal Sarda).

The capital will support three premium residential projects located in Mumbai and Pune. These include two society redevelopment projects in Khar West and Goregaon West (Mumbai), executed under DCPR 2034, and a large-scale residential development in NIBM, Pune under the Unified DCPR. Together, the projects cover approximately 9.1 lakh sq. ft. of carpet area, with an estimated combined topline of over ₹1,100 crore. The Pune project alone spans eight acres and will feature more than 750 housing units.

RESO-I focuses on projects with robust cash flows, strong asset coverage, and fast turnaround potential. This investment aligns with its strategy of providing de-risked, high-quality capital to the real estate sector. It also underscores growing investor confidence in urban redevelopment as a scalable and resilient model, particularly in high-demand zones like central Mumbai and emerging corridors such as NIBM, Pune.
