GAP Group’s Aakar has become the first premium studio apartment development in the Dholera Activation Zone to receive RERA approval, marking a significant milestone in India's first Greenfield Smart City.
The project features 160 fully furnished, space-efficient studio apartments designed for modern urban living. Residents will have access to a range of amenities, including a gym, co-working lounges, a library, indoor sports facilities, and dedicated parking. Strategically located within 3 km of major industrial hubs and adjacent to a 14,000 sq. m park developed by GAP Group, Aakar offers a balance of convenience and greenery.
Units are priced from ₹35.51 lakh, with expected rental yields between 7–10% and a projected capital appreciation of 80–100% over the next five years—making it an attractive opportunity for investors.
GAP Group is currently in discussions with Tangent for providing employee accommodation solutions, further boosting demand. Situated within the 22.5 sq. km Dholera Activation Zone—part of the larger 920 sq. km Dholera Special Investment Region (SIR)—the area is rapidly emerging as a global industrial hub. Major players such as Tata Semiconductor, ReNew Power, Polycab, and INOX Air have already established a presence.
