Manipal Health Enterprises Private Limited has leased a multi-speciality hospital facility in north Bengaluru through a long-term agreement valued at approximately Rs 816 crore over the duration of the lease, according to property registration data analysed by real estate intelligence platform Propstack.
The leased asset comprises a hospital building with a built-up area of approximately 2.45 lakh sq. ft. located in Venkatala, Yelahanka, an emerging healthcare and residential corridor in Bengaluru. The facility includes three basement levels, a ground floor and ten upper floors, providing substantial capacity for the delivery of advanced healthcare services.
As per registration records, the lease agreement commenced on 1 November 2025 and has been executed for a tenure of 29 years and 11 months. The property is owned by JKC Varma and other co-owners.
The transaction is expected to strengthen Manipal Health’s footprint in Bengaluru, a key market for the healthcare provider, while enhancing its ability to meet the growing demand for tertiary care and multi-speciality medical services in the region. The additional capacity is likely to support the company’s long-term expansion strategy and improve access to quality healthcare infrastructure for residents of north Bengaluru and surrounding areas.
The deal also reflects sustained interest in healthcare real estate as an asset class, driven by increasing investments in medical infrastructure and the rising demand for high-quality healthcare facilities across major urban centres in India.
