Real estate leaders Hiranandani Communities and Krisala Developers have announced a strategic joint venture with Della Resorts & Adventures to develop a luxury-focused township in Pune’s Hinjewadi region, Maharashtra.
The collaboration marks the launch of a 40-acre phase within a larger 105-acre integrated township, envisioned under Maharashtra’s new integrated township policy. This initiative promotes large-scale, privately developed urban ecosystems to alleviate pressure on major cities and encourage sustainable growth.
The inaugural 40-acre phase will follow a hospitality-centric development model, featuring upscale villas, premium resorts, an eight-acre racecourse, and an international polo club. With an estimated investment of ₹500 crore, the project is expected to generate revenue of ₹1,100 crore.
A pioneering element of this venture is its adoption of the CDDMO (Conceptualisation, Design, Development, Marketing, and Operations) model—a first in India for hospitality-led real estate development. Under this model, Della Resorts & Adventures will receive 15% of the project's topline as part of their service agreement, as confirmed by Della’s Founder and Chairman, Jimmy Mistry.
