The upcoming Bhogapuram International Airport, a greenfield project near Visakhapatnam, is set to catalyse a major real estate surge, positioning the region as a critical economic and logistics hub in Andhra Pradesh.
Located approximately 45 km northeast of Visakhapatnam, the airport is driving rapid infrastructure development. A key project includes a six-lane expressway connecting Vizag to Bhogapuram, which will reduce travel distance by 15 km. The Visakhapatnam Metropolitan Region Development Authority (VMRDA), in collaboration with the Greater Visakhapatnam Municipal Corporation and the Roads and Buildings Department, is executing roadworks valued at ₹390 crore.
“The roads were prioritised due to delays in metro and flyover projects, while the airport is expected to be commissioned by June next year,” a VMRDA official explained.
AP CREDAI Chairman B Srinivas confirmed rising interest from buyers and investors: “We’ve seen a surge in realty inquiries over the past three months.” More than 100 approved layouts have already emerged between Bheemili and Bhogapuram, with another 100 expected soon.
Local MLA Ganta Srinivasa Rao has also proposed the construction of 5,000 housing units along the corridor to meet growing demand. Additionally, the airport is expected to draw IT companies, luxury hotels such as Oberoi, Mayfair, and Taj, and high-end resorts, further accelerating regional development and property value appreciation.
