Smartworks Coworking Spaces has expanded its footprint in Bengaluru with the lease of a new 4.92 lakh sq. ft. managed office campus at Sattva Aura, located along the city’s prominent Outer Ring Road (ORR) corridor.
The new campus will offer modern office infrastructure along with a range of employee-centric amenities, including dedicated parking, cafeteria facilities, training rooms, a gym, a medical room, and an executive lounge, creating a comprehensive workplace environment for enterprises and professionals.
Smartworks already operates multiple managed office campuses across Bengaluru’s major business districts, including Hebbal, Bellandur, Koramangala, and the Central Business District. The newly leased Sattva Aura property is strategically situated on the Marathahalli–Sarjapur stretch of ORR, one of Bengaluru’s leading Grade-A office corridors that houses several multinational corporations, technology companies, and Global Capability Centres (GCCs).
The location offers strong connectivity, access to key urban infrastructure, proximity to hospitality hubs, and convenient airport connectivity, making it an attractive destination for large enterprises and GCC occupiers.
Commenting on the expansion, Neetish Sarda, Founder and Managing Director of Smartworks, stated that Bengaluru continues to remain one of India’s most important enterprise markets, driven by the sustained growth of GCCs and technology-led businesses. He added that the expansion strengthens Smartworks’ presence in a key micro-market along ORR while enabling the company to support large organisations seeking scalable and high-quality workplace infrastructure.
