NICDC's ₹5,942 Crore Logistics Hub Approved for Dadri

The National Industrial Corridor Development Corporation Ltd (NICDC) has secured approval from the Public-Private Partnership Appraisal Committee (PPPAC) for developing a ₹5,942 crore Multi Modal Logistics Hub in Dadri, Greater Noida. The project, spanning 334 hectares, will be implemented through private sector participation and is set to become a pivotal logistics gateway for the National Capital Region.

Designed with state-of-the-art infrastructure, the hub will include mechanized warehouses, advanced intermodal handling facilities, cold storage, and value-added services such as cross-docking, labeling, and stacking. Once fully operational, it will handle up to 1.44 million TEUs, 7.8 million tonnes of bulk and break-bulk cargo, and offer 3 million sq ft of warehousing and 0.3 million sq ft of cold storage space.

The project will be executed in three phases and awarded via a global tender to a private firm, selected based on the highest Minimum Guaranteed Revenue (MGR) offered to NICDC over a 45-year concession period, including a two-year construction phase. The PPP model ensures a minimum revenue baseline for NICDC while sharing surplus revenue if actual receipts exceed projections.

While the private partner will fund construction, the government will cover land acquisition, external connectivity, and related infrastructure costs, estimated at ₹2,337 crore. Over 90% of the required land has already been acquired by the Greater Noida Industrial Development Authority.

The project incorporates enhanced concession terms, including a two-year equity lock-in (vs. six months in the standard MCA) and a 10-year technical capacity evaluation window (vs. five years). To encourage investment, the authority has committed not to develop competing logistics hubs within 100 km for ten years after commercial operations begin.

Strategically located at the intersection of the Eastern and Western Dedicated Freight Corridors, with direct links to NH34, the Eastern Peripheral Expressway, and the upcoming Jewar International Airport, the facility offers unmatched multi-modal connectivity. The Delhi-Mumbai Industrial Corridor will develop internal rail infrastructure, while the private concessionaire will maintain it.

According to NICDC CEO and MD Rajat Saini, the hub is positioned to become a major freight and logistics center, enhancing industrial efficiency across the NCR and boosting regional economic growth.
