Mumbai Sky-High Hopes: FSI Boost for Funnel Zone Redevelopment

Deputy Chief Minister Eknath Shinde has indicated that the Maharashtra government is open to considering an increase in the “potential FSI” (Floor Space Index) for buildings located in Mumbai’s airport funnel zone, in light of the redevelopment challenges posed by strict height restrictions.

The affected areas primarily include Vile Parle, Santacruz, and Kurla. Shinde, who also oversees the Urban Development and Housing departments, highlighted that for the first time, the funnel zone policy includes the provision of Transfer of Development Rights (TDR) specifically for redevelopment projects, rather than for land acquisition.

The issue was raised in the Assembly by Shiv Sena (UBT) MLA Varun Sardesai, who pointed out that while suburban areas enjoy an FSI of up to 2.7, limited TDR availability in the funnel zone has hindered redevelopment efforts.

In a move that could further facilitate redevelopment, the Airports Authority of India’s high-frequency towers in Andheri are expected to be relocated within six to eight months. Additionally, alternative sites have been identified — Gorai for towers currently in Dahisar, and Madh for towers in Juhu.
