Juniper’s New Crown Jewel: 5-Star Luxury Coming to Dwarka

Juniper Hotels Limited has secured license rights to a prime 2.52-acre land parcel in Sector 23, Dwarka, from the Delhi Development Authority (DDA) after emerging as the successful bidder. The Letter of Award (LoA) was received on March 2, 2026.

The site, strategically located near Yashobhoomi – India International Convention and Expo Centre and Indira Gandhi International Airport, has been designated for the development and operation of a five-star luxury hotel. The project marks a significant expansion for Juniper in the National Capital Region (NCR), reinforcing its strategy of asset ownership and development of large-format hospitality assets in key metropolitan markets.

Juniper currently operates Andaz Delhi in the Aerocity district, comprising 401 rooms and 129 serviced apartments under the Hyatt Delhi Residences brand. The property has consistently outperformed its competitive set in Average Room Rate (ARR) growth, supported by strong corporate demand, increasing MICE activity, and rising foreign tourist arrivals. With limited expansion opportunities in Aerocity, the Dwarka project represents the next phase of growth within NCR.

The company also owns Grand Hyatt Mumbai Hotel and Residences, featuring 547 rooms and 120 serviced apartments, and recently acquired a 235-room hotel near Kempegowda International Airport in Bengaluru. The Dwarka property is slated to open in the first quarter of FY27, with an additional 270 rooms planned by FY29. Once completed, the development will offer around 500 keys, multiple food and beverage outlets, extensive banqueting facilities, and select commercial spaces, taking Juniper’s total inventory in NCR to over 1,000 keys.

Chairman and Managing Director Arun Saraf described the project as a key milestone in the company’s strategic roadmap, expressing confidence that the greenfield development will create long-term stakeholder value amid growing demand for luxury and business travel in India.

The Dwarka hotel aligns with Juniper’s focus on developing large “big box” properties in high-demand urban corridors, underscoring its commitment to expanding across India’s leading metropolitan markets.
