Nirala World has announced an investment of Rs 1,000 crore for the development of two major mixed-use projects in Greater Noida West, Uttar Pradesh—Nirala Gateway in Sector 12 and Nirala Diadem in Sector 10.
Each project will cover over 10,600 sq. metres and will include multi-level retail spaces, office areas, and approximately 500 serviced studio apartments. The studio units, each measuring around 650 sq. ft. and priced at approximately Rs 65 lakh, are designed for both sale and lease. An international operator is expected to be brought on board to manage the serviced apartments.
The estimated land acquisition cost is Rs 200 crore per project, with an additional Rs 300–350 crore allocated for construction. These developments aim to enhance the commercial and lifestyle infrastructure of the area.
Suresh Garg, Chairman & Managing Director of Nirala World, stated, “We are actively exploring opportunities in other NCR markets such as Gurugram, though high land costs continue to pose challenges.”
In addition to these projects, Nirala World is also developing Nirala Drive and Nirala Trio in Sector 2, with Trio expected to be completed by 2026, ahead of its RERA deadline in 2028.
