The Andhra Pradesh government has unveiled plans to develop a 23,000-acre industrial park in Sri Sathya Sai district, strategically located near the Bengaluru National Highway, approximately 75 km from Devanahalli Airport.
The park will be organized into 16 sector-specific zones, focusing on industries such as aerospace, space, electronics, drones, and information technology. Master planning is underway, led by Lee and Associates, the same firm responsible for the Visakhapatnam city plan.
Of the total area, 8,844 acres were previously allotted to the Lepakshi Knowledge Hub, a project that was later stalled due to legal disputes. The Andhra Pradesh Industrial Infrastructure Corporation (APIIC) is now acquiring an additional 14,000 acres, including 2,000 acres near Tekulodu village.
Farmer compensation has been fixed between ₹7 lakh and ₹14 lakh per acre, amounting to an estimated ₹800 crore. To finance the acquisition and development, APIIC has received state approval to raise ₹2,000 crore and is in the process of securing loans.
Officials believe the park’s proximity to major urban centers like Bengaluru and Chennai will make it an attractive destination for large-scale IT and industrial investments. The master plan is expected to be finalized by December 2025.
