Brigade's Big Chennai Bet: A Mixed-Use Masterpiece in Tharamani

Bengaluru-based Brigade Group has signed a lease agreement for a prime seven-acre parcel in Chennai’s Tharamani–Old Mahabalipuram Road (OMR) corridor to develop a large-scale mixed-use project.

As per a regulatory filing, the upcoming development will include over one million sq. ft. of Grade A office space and a 225-key 5-star deluxe hotel. Strategically located in Chennai’s IT and innovation hub, the project stands to benefit from its proximity to global technology companies, top educational institutions, hospitals, retail destinations, and residential neighborhoods.

Pradyumna Krishna Kumar, Executive Director at Brigade Enterprises, said the project is aligned with the company’s long-term growth vision and commitment to developing high-value, future-ready assets that contribute to Chennai’s evolving urban and commercial landscape.

This announcement follows Brigade’s June launch of Brigade Morgan Heights, a ₹2,100 crore residential project in the Sholinganallur–Medavakkam corridor of South Chennai, spanning 14.7 acres and offering 2.2 million sq. ft. of premium apartments.
