Zaheerabad: Telangana's New Smart Industrial Powerhouse

The Central Government and the Telangana State Government have joined hands to develop a Smart Integrated Industrial City over 3,245 acres in Zaheerabad, as a flagship initiative under the Hyderabad-Nagpur Industrial Corridor (HNIC). The project, named the Zaheerabad Industrial Area (ZIA), will be executed through a Special Purpose Vehicle (SPV)—NICDIT Zaheerabad Industrial Smart City—with 49% equity held by the Centre’s National Industrial Corridor Development and Implementation Trust (NICDIT) and 51% by the Telangana Industrial Infrastructure Corporation (TGIIC).

Situated in the Nyalkal and Jharasangam mandals of Sangareddy district, ZIA is envisioned as a hub for advanced manufacturing and industrial investment, equipped with modern infrastructure such as roads, power, ICT systems, and common utilities. Currently, 91% of the land is under state possession, with acquisition underway for the remaining 284.48 acres.

ZIA supports key national initiatives like Make in India and the Act East Policy, aiming to foster integrated urban-industrial development. Strategically located, it offers strong road and rail connectivity, and is 125 km from Hyderabad International Airport. Logistics will be further bolstered by proximity to Krishnapatnam Port (320 km) and the upcoming Manoharabad Multi-Modal Logistics Park (110 km).

This marks Zaheerabad’s second nationally significant industrial initiative, reinforcing its emerging role as a strategic industrial hub in southern India.
